In recent times, many developments in Marina Bay precinct have been experiencing substaintial losses in resales market including million dollars loss which made the headlines. This resulted in many buyers had the wrong impression of marina bay when it come to investment. 

This trend continue until One Marina Gardens recently launched and we think this can be game changer for those buyers who are interested in this area but hesitated due to high percentage of transactions making loss. Let us eloborate more on why One Marina Gardens may be different from past developments in Marina Bay area. 

First of all, we did comparison between the resales developments and One Marina Gardens. The resales price gap and One Marina Gardens is pretty narrow and in fact One Marina Gardens offer overall lower quantum due to its efficient layout which resulted in smaller size. When The Sail @ Marina bay first launched in 2004, much hyde surrounding it and the launch price surge more than 100% in just one year! With the subsequent launches of Marina Bay residences, Marina Bay Suites etc, all these developments are focusing on much large unit sizes mainly targeting foreign investors. When financial crisis happened in 2008 and additional buyer stamp duty (ABSD) imposed in 2011, the price of these developments didn’t recover to its peak even till today.

From past transaction of all bedroom types, One Marina Gardens price point is clearly within the resales price range. One interesting trend is that the bigger the bedroom type, the wider the price gap is. This is one of main reason why majority of the transactions in Marina Bay involved huge losses are large format units. As much as space is still premium in Singapore, larger units clearly losing its appeal especially without the foreign buyers. 

The developer of One Marina Gardens had planned well of its layout under GFA harmonisation rule meaning aircon ledge is no longer part of strata area. This is game changer for future buyers as One Marina Gardens offer more roomy bedrooms without compromising the space. For example, comparing a 1647 sqft 4bedroom at The Sail @ Marina Bay vs One Marina Gardens, the latter will clearly have more liveable space. Though the price difference between The Sail and One Marina Gardens is more than 1 million, this translate still fair price to us as the age gap between both developments is 21 years by the time One Marina Gardens TOP in 2029.
